What to expect during your NJ home purchase

When you contact us, we will conduct a title search which will let us know of any liens, estate problems, or bankruptcies. If one of these issues should arise during the course of our search, we will work with you and the seller’s attorney(s) to resolve concerns as quickly and effectively as possible. We will work together with you, your realtor, and your lender to create a smooth transaction for your new home, and will be at your side at the settlement table.

When the sale gets complicated, we’re here for you

Throughout the homebuying process, there are several issues that may arise with potential to slow or halt the proceedings. While not an exhaustive list, common issues include:

    Pest/Insect Damage

A pest inspection should be a part of any real estate transaction. Over time, unchecked pests can do significant damage to the structural integrity and value of a property.

    Low Appraisals

Lenders will require that the property you wish to purchase appraise higher than the loan value. Should your appraisal come in low, you will benefit from having our experience in your corner to navigate the unexpected.

    Liens

Before any money changes hands, a title search must be completed on the property to ensure there are no outstanding mortgages or tax liens against it. A team of experienced attorneys and NJ real estate specialists are key to navigating these waters and avoiding surprises.

    Structural Issues/Necessary Repairs

Homebuyers should always request an inspection of the property they are considering. These routine inspections can turn up a wide range of issues from significant structural deficiencies to minor concerns. Our team will review the inspection report and help you determine what issues to pursue and what remedies you should accept.

    Incomplete or Missing Paperwork

A virtual mountain of paperwork is required to process a real estate transaction, tracking lending, funds, taxes, deeds, etc. Failures to properly supply all paperwork are a very common cause of closing delays. We will examine your transaction’s paperwork on multiple occasions to ensure that as far as it is up to you, your real estate purchase closes on time.

We all hope that the journey to closing on your new home is smooth and uneventful.  However, issues can arise, and when they do we want to you know that we are here to represent your interests.  Our experience with thousands of closings on New Jersey properties over decades puts us in a unique position to guide you throughout your home buying process.  We will see to it that your best interests are represented at all times.

Selling a home in NJ? We’re here for that, too.

Though not required by law, having an attorney working for you as a seller has advantages. Selling real estate in NJ is a complex process fraught with deadlines, forms, and codes with which to comply, as well as including tax ramifications after the sale. You can depend on our team of attorneys and paralegals to guide you through this complex undertaking.

For example, there are a variety of items that need to be disclosed to potential buyers, and our team can reduce the stress of the sale by providing guidance through the disclosure process. We can ensure that nothing is left out during the disclosure process that could cause a delay of the sale. Likewise, should an issue arise during the property inspection process, and the buyer requests the issue to be remediated, we will help you to negotiate with the buyer in order to protect your interests and avoid unnecessary liability, costs, etc.
